The Home Condition Report (HCR)

  • What is it?
    It is a document which certifies the actual condition, functioning, and sanitation of a property at the time of inspection by means of a written and photographic report, which is endorsed by the Spanish Association of Professional Home Inspectors (ASIPV), an autonomous and independent organisation.

  • How did it start?
    Home inspection services started in Spain only 10 months ago, although they have been used in the United States since 1960 in order to provide an added guarantee in real estate transactions. Home inspection services are available in several countries in Europe, such as the United Kingdom, and are currently being implemented in others.

  • What is its purpose?
    To provide peace of mind , and to protect the interests of sellers, buyers, owners, and tenants.

  • Who needs a home condition report?
    Anyone who wants to buy, sell, or lease a property, or anyone who has already leased their property.

  • Who issues a home condition report?
    The home condition report is issued by a home inspector, who is a qualified and independent professional licensed by the Ministry for Education and Culture.

  • Why should I commission a home condition report before leasing, buying, or selling a property?
    It is the only tool available in the market which will help you to avoid disagreeable surprises when selling or buying of property. It also provides landlords and tenants with an added guarantee during rental transactions, and peace of mind.

  • What added value does the home condition report provide that the reviews and inventories performed by real estate agencies do not?
    The report is drawn up by a qualified professional home inspector, who has successfully completed the training and practical period required by the Association. The inspection is meticulous and exhaustive, and must comply with the standards and procedures laid down by the Association, while the inspectors should use the appropriate tools when necessary. This means that the contents of the report are much more than just an inventory, or a checklist. In addition, it is prepared by a third party who has no bias to either side.
